Every new resident gets their first month free — no strings. On top of that, we run Pitch Day: a periodic live competition where winners get up to 1 year of free rent (1st place: 1 year, 2nd & 3rd: 6 months). The next Pitch Day will be announced once we have a strong cohort of applicants. After any free months end, standard rates apply — and they're still 50% below Boston or San Francisco.
No. The free rent is free. Most incubators that offer "free space" take 5–10% equity. We don't.
No catch. The free rent is free. No equity taken, no IP claimed, no gotchas. When residents build something market-ready, we make introductions to established lab-supply distribution partners — but those deals are optional and negotiated separately on arms-length terms. We're betting that the ecosystem is valuable enough that you'll want to stay — and we're usually right.

Over $1M in shared instrumentation: GC-MS, ICP-MS, HPLC, mass specs, UV-Vis spectrophotometer, fluorescence plate reader, liquid handler, PCR thermal cyclers, fume hoods, biosafety cabinets (BSL-2), centrifuges, and cold storage. Need something else? Talk to us — we continuously expand based on resident needs.
Absolutely. Your bench and office space is yours. Just coordinate with us on power and safety requirements so we can make sure everything is set up properly.
BSL-2 capable. BSL-1 work is fine too. BSL-3 is not available.
Add benches or offices as you grow. It's month-to-month after your initial 6-month commitment, so you can scale up when you need to. When you graduate to your own facility, any distribution partnerships you've signed with lab-supply partners continue independently of your residency.
Everything. Utilities (electric, water, HVAC, gas), high-speed wifi, 24/7 keyless entry, conference rooms, shared equipment, 50% off lab supplies via partner discounts, community events, waste disposal, and parking. All-inclusive, no hidden fees.
When residents build something market-ready, we make warm introductions to established lab-supply distribution partners with sales teams and customer networks across hundreds of labs. Terms are negotiated independently between the resident and the partner on arms-length terms. The nonprofit doesn't take a cut and there's no obligation — pursue any distribution channel you want. It's a partnership, not a lock-in.
No. Distribution introductions are entirely optional and offered as a courtesy when a resident asks for them. Selection into the residency, access to the lab, equipment, supplies, and educational programming are not contingent on using any particular distributor. Residents are free to pursue direct sales, alternative distributors, OEM arrangements, marketplaces, or any other commercialization path they choose.
